A well-lit front yard with uplighting on the trees and architectural lighting along the roofline can create a first impression that is difficult to put a dollar amount on but very easy to feel.
What does not add as much value as people expect? Elaborate water features that require significant maintenance, highly personalized design choices that reflect specific taste rather than broad appeal, and anything that looks impressive but raises questions about upkeep. Buyers are smart. They are looking at a beautiful custom feature and immediately thinking about what it costs to maintain.
The projects that consistently perform best are the ones that make the yard feel complete, well maintained, and easy to enjoy without a lot of ongoing effort. A clean paver patio, a cedar pergola, good lighting, healthy grass, and defined landscape beds with fresh mulch. That combination tells a buyer that the property has been cared for and that they can move in and start using the backyard without doing anything to it.
